We have over 20 years of experience as the owner investing our own equity in over $1 Billion in projects that we managed. We therefore know how to assess and manage the risk that is inherent in real estate development and investment. We are able to apply this experience to help lenders assess and manage risk in the projects they finance. Specific lender representation services include :
Pre Construction Services
Project Feasibility Analysis and Risk Assessment
Review of project cost and revenue proforma to ensure completeness and accuracy
Review of AIA contracts with general contractors and design team. Provide recommended edits if necessary
Identify sources of risk and confirm the plan in place to manage those risks is appropriate
Review overall project schedule for accuracy
Construction Phase Services
Regular monitoring of construction progress including attending OAC meetings
Quality control and monitoring including review of testing and inspection reports for compliance and completeness
Monthly draw disbursement monitoring
Review of monthly general contractor pay application including review and tracking of all PCI’s and Change Orders.
Project schedule tracking and reporting
Prepare a report on a monthly basis updating the lender on cost, schedule, risk and overall progress
